Forest Lakes’ worry-free rental program lets ‘you do you’

There are many reasons why people choose to buy a house. Whether it’s their first home, an upgrade to a larger home, an investment property or simply their dream home, buying a home is a big decision. One of the key considerations, regardless of why you choose to purchase, is where you will purchase. A Realtor will say, “location, location, location,” is the biggest consideration when buying a home, and, Joanne Cheevers, Marketing Director at Forest Lakes Country Club, could not agree more.

“Location is key. It’s the one thing that will ultimately determine your options and success after purchasing, especially if you are looking for a short or long-term investment property,” says Joanne.

“As any realtor will tell you, you can easily turn a rundown home into the home of your dreams, but there’s not much you can do, no matter how much money you sink into a home, if it’s in an undesirable location,” she adds. Luckily, that’s never a problem at Forest Lakes, simply because there are no undesirable locations.

The Forest Lakes residential community is a unique, 1,700-acre, forest-lined area just a short drive from downtown Halifax and a mere 35-minute commute to the Halifax Stanfield International Airport. Homes and condominiums are state-of-the-art, built with eco-friendly technology and environmental consideration. There are a variety of amenities including three lakes, kilometres of year-round multi-purpose trails, a boathouse and the first-ever Nicklaus Design golf course in the region, planned for completion by 2021. Now has never been a better time to invest in Forest Lakes.

Ideal location, quality homes and incredible amenities are not the only benefits Forest Lakes has to offer. Far from it, in fact, according to Cheevers. What truly makes this up-and-coming residential, resort-style community unique, is that it offers homeowners an opportunity to profit from their homes as soon as they take possession.

“For frequent travelers, part-time residents or those looking for an investment opportunity, we developed an easy way to help them earn money on their property, and they don’t have to do a thing,” says Cheevers. “We offer a worry-free rental program where we find and vet people to rent their home, we take care of the administrative tasks, including collecting rent, and we simply deposit the money into their account. We offer a program to suit their unique situation where they can sit back, relax and reap the benefits.”

Some of those benefits include:

  • Rental payments deposited directly into your account.
  • You can receive as much income as you want (long-term or short-term). Country clubs of similar comparison charge anywhere from $250/night for a studio apartment to $1,700/night depending on the size of the home. At Cabot Links in Cape Breton, some properties rent for $3,400 per night.
  • You never have to stress about managing tenants, looking after repairs and property maintenance — Forest Lakes manages everything.
  • If you are looking to buy purely for investment purposes, not only can renting your home help pay the mortgage, but the Nova Scotia housing market has seen a decline in the number of available properties for sale in the province, making it the perfect location to invest in. According to Canadian Real Estate Association, the overall supply of properties has continued to fall over the past two years and is currently at the lowest level in more than a decade (11.2 per cent decrease since October 2017), yet the population has increased in that same time, and is expected to continue to do so.
  • Rent your home to fit your lifestyle. Since Forest Lakes is a year-round community, you can choose when you want to rent your home. Do you go south for the winter? How about renting your home to a family that wants to spend time in nature, snowshoeing or exploring the many attractions close to Forest Lakes. In the warmer months, you will have no problem renting your home to golf-lovers that want to spend a weekend, or a week playing what will soon be one of the best courses in the province.

It really is a win-win situation. For homeowners, it allows them to profit on a home, which would otherwise remain empty while they’re away. “Whether they decide they want to rent the home short-term, a few weekends a year, or long term, we can help put the program in place and make sure they get the most value out of the program,” says Cheevers.

Renting homes is a big trend today. The number of Airbnb sites in just the rural areas has seen a 140 per cent year-over-year growth in guest arrivals and a 93 per cent growth in homes listed for rent from 2016 to 2017. These homeowners earned over $50 million, which is double what they made the previous year. The beauty of Forest Lakes is that it offers a one-of-a-kind attraction for potential renters — a world-class golf course in an already iconic tourist destination with a close proximity to beautiful wine country and the Annapolis Valley.
